Residential161 Clapham High Street, London – Full MEP Design

Portobello Estates were challenged to redevelop this tired 70’s office building into new energy-efficient and attractive apartments. There were significant challenges relating to the building configuration which had tight floor-to-ceiling heights, narrow floor plates, limited plant space, and the ground floor retail unit which had to remain in operation throughout the works.

The project entailed adding an additional floor and rear extension and a full replacement of the façade and glazing to deliver an energy-efficient and comfortable building. A new sprinkler system was introduced into the apartments and common areas.

Loop Engineering delivered the full MEP design to RIBA Stage 4 and produced tender documentation to allow the client to competitively tender the project.

The limited slab-to-slab height and existing drop-down beams required careful coordination of the high-level services which included lighting, containment, ventilation and extract ductwork and sprinklers; to maximise the available space and saleability of the apartments.
Underfloor heating was utilised in the apartments for optimal comfort and to offer the most flexible apartment layouts.
