3D Space Scanning
We use 3D space scanning and point cloud surveys, to survey existing buildings and report on the building layouts and conditions to manage maintenance and develop remodeling plans.

Accurate
Representation
The 3D space scanning provides a highly accurate representation of the MEP services within a building. It captures detailed information about the layout, dimensions, and location of various mechanical, electrical, and plumbing components, such as pipes, ducts, electrical panels, and equipment, but also picks up key structure and architectural elements that we will need to coordinate with.
BIM and Revit
Incorporation
Allows BIM and Revit to be incorporated in refurbishments and older buildings. The challenges with older buildings is that Revit models are rarely available, and CAD drawings are also unusual. The 3D scans can be converted from Point cloud XYZ plots to Revit models providing a basis for design. We are investing in tools to streamline and automate this process.

Collaboration
Matterport scans can be easily shared with project stakeholders, including architects, engineers, contractors, and facility managers. This enhances collaboration and communication among team members, as everyone can review and discuss the MEP services from the same accurate 3D model. The laser scanning function is highly accurate and allows measurements to be taken in the model.

Walkthroughs
This has been a beneficial feature that helps to familiarise the client and other team members of the existing building and services infrastructure.
Reducing
Clashes
We design most projects in Revit which is more complicated on existing projects as there is not often accurate Revit models available. We therefore utilise the scans to better inform the design, reducing additional visits for us and the design team.
Documentation,
As-Built Verification
3D scans are valuable record of the MEP services for future reference and we have often used this for before and after records. They can also be used to verify as-built conditions and flag discrepancies.
Time and
Cost Savings
3D scanning is a valuable upfront investment as it reduces the need for manual measurements and site revisits. We have found it incredibly valuable when undertaking design and coordination and working with our Revit teams.
